Who maintains what?

Lots (apartments/commercial units) in Queensland are not totally maintenance-free.

The Body Corporate uses the money collected from owners through levies to pay the costs of maintaining common areas and structural elements of buildings.

Lot owners still have to repair and maintain some things at their own cost.

*The above table applies only to Bodies Corporate in Queensland created for a building format or building units survey plan (as opposed to a standard or volumetric survey plan) and provides general information only.
